Silicone Roof Coating Cost Per Square Foot (2026)

Published figures put silicone at $2 to $5 per square foot installed. On a 1,000 square foot area that is roughly $2,450 to $6,900, with most clean jobs landing at $3,500 to $4,800. The coating itself is the smaller half of that. Preparation and labour are the larger half, and how much preparation your surface needs cannot be judged until somebody walks it.

Silicone is the chemistry that suits this climate. It handles standing water and strong sun better than the cheaper alternative. Both matter on flat sections in Encinitas, Carlsbad, and Oceanside, where a long dry spell ends in a winter storm.

US Made Supply’s May 2026 comparison puts silicone at $2.00 to $5.00 per square foot installed, with material alone at $1.50 to $2.00. RISE Roofing’s April 2026 guide narrows it to $2.50 to $4.00 installed. Atlanta Commercial Roofing’s January 2025 guide gives a wider $1.50 to $4.50.

Those installed figures assume a full system: preparation, primer where the product needs it, two coats or one heavy coat to the specified thickness, and reinforcing fabric at the seams. A quote well under that range is usually a quote for less material than the warranty requires.

Where does the money actually go?

Into preparation and labour, not into the bucket.

Look down the table. Material tops out at $2.20 per square foot. Labour tops out at $4.50, and preparation adds up to $2.00 on its own. On an average job the coating is under a third of the total.

Kurlon’s July 2026 guide puts labour at roughly 8 to 18 hours for a standard 1,000 square foot area, and more for complex layouts or large patches. That spread is the whole story: a clean, simple, well-drained surface is quick, and a patched one with a dozen penetrations is not.

If a coating quote is cheap because the preparation line is small, you are not saving money, you are buying a shorter coating.

What drives the price up?

Condition, substrate, pitch, and access.

Kurlon’s July 2026 guide names condition and surface preparation as the top drivers. If flashing, vent boots, or patches need replacing, costs rise quickly. The substrate matters too: metal needs different primers and coatings than a single-ply membrane does.

Pitch and accessibility change the labour rate rather than the material. A steeper surface or one that needs a lift adds safety equipment and time before any coating is opened.

Atlanta Commercial Roofing’s January 2025 guide adds one more: silicone may need a primer to bond to certain surfaces, which adds both cost and complexity. That is a product decision made after somebody identifies what is already up there.

There is one more line worth asking about. A coating system is sold against a warranty tier, and the tier sets the thickness. Quote the tier you actually need, then check the gallons per square match it. Two quotes at different prices are often two different thicknesses wearing one name.

Is silicone worth the extra over acrylic?

On a surface that holds water, yes. On a well-drained one, often not.

US Made Supply’s May 2026 comparison puts acrylic at $1.50 to $3.50 per square foot installed, below silicone. But most acrylic product warranties exclude ponded areas, and the film softens under standing water. Where water sits, silicone is the chemistry that does not fail.

Over a longer horizon the gap narrows anyway. The same source notes that at 15 to 20 years silicone often beats acrylic on cost per year. Acrylic at the ten-year thickness typically needs a recoat near year ten, while silicone tends to hold the full window.

There is also the question of what the surface is doing now. A roof that drains within a day does not need the ponding premium. A roof with a dish in the middle does, and no coating chemistry fixes the slope that put the dish there.

Silicone is not free of drawbacks. Atlanta Commercial Roofing notes it attracts and holds dirt, which reduces its reflectivity over time, and that it becomes slippery when wet. How long does a silicone coating last?

RISE Roofing’s April 2026 guide puts it at 10 to 20 years, depending on thickness of 20 to 30 mils and ultraviolet exposure. It can then be recoated for another 10 to 15 years without a tear-off, which is what makes it a renewable system rather than a one-off.

Does silicone go over any existing surface?
