Roof Coating vs Replacement: Which Is Right for You?

A coating is a liquid membrane rolled over your existing surface. It costs roughly $2 to $5 per square foot against $8 to $14 for a full flat replacement. Published figures give it 10 to 20 more years. Past about a quarter of the surface being wet or damaged, coating hides the problem instead of fixing it. Only opening it up shows which side of that line you are on.

The climate here favours it. Strong year-round sun and long dry spells are what coatings are good at, and a reflective surface earns its keep on the cooling bill. RISE Roofing’s April 2026 guide puts that saving at 20 to 30 per cent.

What does a coating actually do?

It turns a surface with seams into a surface without them.

RISE Roofing’s April 2026 guide describes a coating as a liquid-applied single-component membrane that cures into a continuous, flexible, waterproof layer over the existing roof. It goes over TPO, modified bitumen, EPDM, metal, and built-up systems.

The word that matters is continuous. Seams and fastener penetrations cause most low-slope leaks. A coating covers both in one continuous film, which is why it can stop a roof that is leaking at the joints while leaving everything underneath in place.

That is also the limit of what it does. A coating is a skin. It cannot dry wet insulation and it cannot fix a deck that has gone soft.

What does each option cost?

A coating runs roughly $2 to $5 per square foot installed, against $8 to $14 for a full flat replacement.

US Made Supply’s May 2026 comparison puts installed acrylic at $1.50 to $3.50 per square foot, silicone at $2 to $5, and polyurethane at $2.50 to $5. RISE Roofing’s April 2026 figures put silicone at $2.50 to $4.00 against $8.00 to $14.00 for a full TPO replacement.

Kurlon’s July 2026 cost guide breaks a 1,000 square foot silicone job down: material $0.90 to $2.20 per square foot, surface preparation $0.50 to $2.00, labour $1.50 to $4.50. It puts the typical project total at $2,450 to $6,900, with most jobs landing at $3,500 to $4,800 when the roof is clean and undamaged.

Notice which line moves. Preparation and labour, not the coating itself. A dirty or patched surface is not a cheaper coating job. It is a more expensive one.

When is a coating the wrong call?

When more than about a quarter of the surface is actively damaged or holding trapped moisture.

RISE Roofing’s April 2026 guidance is specific. Minor leaks can be repaired before coating. But if more than 25 per cent of the area has active damage or trapped moisture in the insulation, a coating will not solve the underlying problem and a full replacement is needed.

Nationwide Coatings says the same thing from the manufacturer’s side in August 2026. Coatings are most effective on surfaces in relatively good condition. Significant damage, leaks, or structural issues have to be addressed first. A professional inspection is what determines whether the building is a candidate at all.

Coating over wet insulation seals the water in and sells you five quiet years before the same bill arrives larger. For independent guidance rather than a contractor’s opinion, the National Roofing Contractors Association publishes material standards.

How long does a coating actually last?

Ten to twenty years on the published figures, and the sources disagree about where in that range.

US Made Supply’s May 2026 comparison gives acrylic 10 to 20 years, silicone 15 to 20, and polyurethane 10 to 20 at specified thickness. Schneider Roofing’s September 2025 guide is less generous, at 5 to 10 years for acrylic and 10 to 20 for silicone. Atlanta Commercial Roofing’s January 2025 guide puts acrylic at 7 to 10 years, and as low as about 5 in hot climates.

The spread is mostly about thickness and sun. A coating applied thin does not last as long as the same product applied to specification, and strong ultraviolet exposure shortens acrylic faster than silicone.

One thing all of them agree on is that a coating is renewable. RISE Roofing notes a silicone coating can be recoated for another 10 to 15 years without a tear-off. That is the real argument for it: a surface that gets renewed rather than replaced. If you want a flat section assessed honestly before anything is priced, we coat flat roofs.

Can a leaking surface be coated?

Small, located leaks are repaired first and then coated over. A building leaking in several places usually has water in the insulation, and that is where coating is the wrong job. The test is how much of the surface is affected, not whether it leaks at all.

How is trapped moisture found?

By test cuts, a moisture meter, or an infrared scan taken after sunset, when wet areas hold heat longer than dry ones. It cannot be judged by looking. A contractor who quotes a coating without checking is quoting a guess.

Does a coating add weight to the building?

Very little compared with a second layer of roofing material, which is one of its advantages over an overlay. The film is measured in thousandths of an inch. Weight is rarely the constraint that decides against coating.

Will a coating void the existing warranty?

It can, and it is worth checking before the work is booked rather than after. Some manufacturers permit approved coatings over their systems and some treat any coating as a modification. The answer depends on the original system, not on the coating.
