TPO Roof Cost Per Square Foot (2026 Figures)

Published figures put TPO between $5 and $9 per square foot installed. RoofRanked says $5.50 to $8.50 and Premium Roofing says $6 to $9. A commercial guide starts at $8 to $10.50 once tear-off and insulation are included. They disagree because some price the membrane and some price the finished job. Which applies to your building depends on what is under the old covering.

TPO is the white welded membrane you see on most modern low-slope work. The white part matters here more than it does elsewhere. In a hot, sunny climate a reflective surface earns its keep on the cooling bill, which is why it has taken so much of the market from black rubber.

What does TPO cost per square foot installed?

Between $5 and $9 per square foot in the residential guides, and higher once commercial scope is included.

RoofRanked’s March 2026 comparison puts TPO at $5.50 to $8.50 per square foot installed. R&E Roofing’s April 2026 guide says $5 to $8. Premium Roofing’s June 2026 comparison says $6 to $9. Those three broadly agree.

General Roof’s 2026 pricing guide starts higher, at $8 to $10.50 per square foot installed. It says why: that figure is for standard commercial low-slope work, and it assumes tear-off, insulation upgrades, and edge metal are in the scope.

Why do the published figures disagree?

Because a membrane price and a finished-job price are two different numbers wearing the same units.

Premium Roofing’s June 2026 guide separates them. Material alone runs $3.50 to $5.50 per square foot for TPO, against $2.50 to $4.50 for EPDM and $1 to $2 for modified bitumen. Angi’s May 2026 data puts labour alone at $3 to $7 per square foot.

Add those two together and you land near the top of every published installed range, not the bottom. A quote at the bottom of the range usually assumes the insulation stays, the deck is sound, and the edge metal is reused. Sometimes all three are true. Nobody can promise it before the old covering comes off.

Every figure here is a published typical range with its source and date. None is a Rancho Roofing price. A price per square foot that does not say what is included is a number, not a quote.

What is in the price besides the membrane?

Tear-off, insulation, edge metal, flashing at every penetration, and whatever the deck turns out to need.

The membrane is the visible part and often not the expensive part. Underneath it sits insulation, which is where a lot of the cost and nearly all of the energy performance lives. Around the edges sits metal trim. At every pipe, vent, drain, and curb sits a flashing detail that has to be welded properly or it becomes the leak.

R&E Roofing’s April 2026 guide names the thing that decides all of this. Seam failures are the most common cause of leaks on a low-slope surface. TPO’s seams are heat-welded rather than glued. Premium Roofing’s June 2026 figures give welded seams 100 or more pounds per inch of strength, against roughly 60 for EPDM’s adhesive seams. That advantage only exists if the welding is done properly.

What does membrane thickness change?

It changes the margin for error, and it is the cheapest upgrade on the quote.

TPO comes in different thicknesses, measured in mils. RoofRanked’s March 2026 guide is direct about it: 60 mil from a major manufacturer is the solid choice, and at 45 mil you are gambling on a thinner margin for error. The cost difference on a typical roof is a few hundred dollars.

Thickness also shows up in the lifespan numbers. Econo Roofing’s April 2026 note cites National Roofing Contractors Association lifecycle data. It puts installed TPO at 22 to 25 years on average when specified at 60 mil or thicker, up from earlier 20-year estimates.

So when two quotes differ by a few hundred dollars, check the mil rating before you assume one contractor is cheaper. How is a flat section measured for a quote?

By the actual area of the low-slope surface, plus the linear footage of every edge, wall transition, and penetration. The edges and penetrations are where the labour is. Two sections of the same area can price differently. One has six pipes and a skylight; the other has two pipes.

Can TPO go over an existing membrane?

Sometimes. A recover over sound existing material with dry insulation and solid decking can be legitimate and saves the tear-off cost. Over wet insulation it traps the problem underneath and shortens the life of the new covering. The insulation has to be checked, not assumed.

Does TPO come in colors other than white?

Grey and tan are available, but reflectivity is the reason most buildings choose TPO in the first place. R&E Roofing’s April 2026 guide puts white TPO at about 85 per cent reflective against black EPDM, which absorbs heat. Choosing a darker color gives up the main advantage.

How long does a TPO installation take?

A small residential flat section is usually a few days. The variables are tear-off, how wet the insulation turns out to be, and how many penetrations need flashing. Welding needs a dry surface, so weather controls the schedule more than manpower does.
