When should you get a roof inspection?

Before the wet season, after any serious wind, and every two to three years otherwise. Published guidance puts tile on a two to three year interval and low-slope surfaces on an annual one. The reason is timing rather than diligence. In San Diego most leaks are found in the same few storm weeks, so an inspection in autumn finds what the first storm would otherwise find for you, indoors.

The climate here creates a particular trap. Long dry months mean nothing appears to be wrong for most of the year. Then a handful of heavy winter storms arrive and every weak joint on the coast is tested in the same fortnight.

How often should a roof be checked?

Every two to three years for tile, annually for anything low-slope.

Northern Roof Tiles’ July 2025 guidance sets the tile interval at every two to three years, and makes the case plainly. Identifying and dealing with issues before they become significant is what makes a roof reach or exceed its expected life.

RoofRanked’s March 2026 low-slope guidance is more frequent, because flat surfaces hold water and debris longer. It recommends checking seams and flashings, drain areas, the membrane surface, and penetrations, on a spring and autumn rhythm.

Neither interval is arbitrary. Both are set by how quickly a small failure turns into a wet ceiling on that kind of surface.

What events should trigger a check regardless?

Wind, the end of the dry season, and any trade that has been on the roof.

Santa Ana winds are the local one. Cert-A-Roof’s May 2026 guide notes they lift and crack shingles, tiles, and flashing. A shingle lifted once and laid back down looks intact from the ground and is no longer sealed, which is a problem that only shows up in rain.

The end of the dry season is the other. An inspection before the first storms is the cheapest version of the same information you will get afterwards from a stain on a ceiling.

The third is anyone who has been up there. Solar installers, satellite fitters, painters, and chimney work all put weight on a surface that was not designed for foot traffic. More on that in what walking on tile actually does.

There is a fourth trigger that people skip because it feels like bad luck rather than a reason. Buying the house next door does not matter, but a neighbor’s tree coming down in wind does. Impact damage from branches is the most common cause of cracked tile that nobody was standing on.

What is an inspection actually worth?

RoofRanked’s March 2026 guide gives the clearest number in this whole subject. Catching a seam separation early is roughly a $200 repair. Ignoring it for two years turns it into about $2,000 of interior damage plus the roof repair on top.

That ratio is why maintenance plans exist. Angi’s May 2026 tile data puts annual plans that include inspection and minor repairs at $200 to $600 a year, and notes that regular maintenance significantly reduces long-term repair cost and extends lifespan.

An inspection that finds nothing is not a wasted visit, it is the cheapest possible answer to a question you were going to ask anyway.

What can you check yourself first?

Several things, none of which is a diagnosis.

From the ground you can see a good deal. Granule loss showing as grit in the gutters after a storm. Curling or lifted shingle edges. Cracked or slipped tiles. Rust at flashing, vents, and fasteners. Standing water on a flat section a day after rain. A visible sag in the roof line.

The gutters are the most underrated check of all, and not because of the grit. Blocked gutters and valleys hold water against the edge of the surface, which is exactly where it was designed to leave. Clearing leaves is the cheapest maintenance there is.

Inside, ceiling stains and their timing relative to rain tell a roofer a great deal. A stain that appears only in heavy rain points somewhere different from one that appears in every shower.

How long does an inspection take?

A straightforward house is usually under an hour on the roof, plus time in the attic where there is access. Complexity adds time: more slopes, more penetrations, and more previous repairs all mean more places to check properly.

What should an inspection produce?

A written report with photographs, findings, and a recommendation. Cert-A-Roof’s May 2026 description of a proper inspection includes an estimate of remaining life. A verbal opinion and a quote is not an inspection report.

Should the attic be part of it?

Where there is access, yes. Daylight through the deck, damp insulation, staining on the underside of the sheathing, and rusted nail points are all visible from below and invisible from above. It is often the faster way to find a leak path.

Does an inspection help with insurance?

Documentation helps generally, because a dated record of condition establishes what the roof looked like before an event. Whether any particular claim succeeds depends on the policy language, and that is a question for the insurer rather than a roofer.
