What makes one repair cost more than another?

Four things: how long the water ran, the material, the access, and whether the parts still match.

How long the water ran

This is the big one. A leak caught in the first storm is a joint repair. A leak that ran for a season has wet the felt and often the plywood under it. The material

Access and pitch

Whether the parts still match

Should you repair or replace?

The number to compare against your repair quote is not the average, it is the per-square-foot figure multiplied by your actual surface area, which is larger than your floor area on any pitched house.

What should a written repair price include?

It should name the failure, the fix, the materials, and who pulls a permit if one is needed.

A one-line price with the word “repair” on it protects nobody. Ask for these in writing:

  • What failed, and where on the house it is.
  • What gets replaced against what gets sealed.
  • An allowance for wet decking, in case there is more of it than expected.
  • Who is responsible for the permit and the inspection, if the work needs one.
  • The license number of the business doing the work.
